Białystok: Changed format of scheme at Wysockiego, new Half Price stores, new shopping centre next to the station

As part of vacancy survey, in August 2022 we have examined eight shopping centres in Białystok. In August this year the vacancy rate stood at 2.6%.

Located in the central part of the city, Alfa Centrum enjoys high footfall and a low vacancy rate. The grocery operator Biedronka is located in the unit previously occupied by, among others, by SPAR, Piotr i Paweł and Alma. A Half Price store has been opened on level +2. There is also an open coworking space in the centre. Part of the Alfa shopping centre is currently modernised - the changes are undergoing next to Sphinx restaurant.

Atrium Biała also has a relatively high footfall. This year, the JD Sports store or the Fielmann optics shop among others. This centre is also characterised by a low vacancy rate - mainly due to the premises on the first floor.

Galeria Jurowiecka, located in the city centre, is also popular among the residents. The main changes to the list of tenants in the last two years include the appearance of brands such as Half Price and Dealz.

The centre located at Wysockiego Street (former Galeria Podlaska) is being redeveloped, changing its format from an outlet centre to a retail park. For the time of our visit - there was a reconstruction in the middle of the pavilion, between the Pepco store and Sinsay. Changes can also be observed in another outlet centre in the city - Outlet Center Białystok. Among new tenants Action, Jysk and Komfort can be found. Auchan Hetmańska shopping centre still seems to be an attractive place for residents. The tenant mix did not change significantly - however, it is worth mentioning that there is a vacant space after the closed large Toys R'Us store. The centre also has a coworking zone, a relaxation zone, and a book rental. Another centre, in which the Auchan hypermarket operates, is located at Produkcyjna Street. New stores which have opened there are, among others for Rossmann and Empik stores. A free-standing Media Expert store was also opened next to the center. They are characterised by a low vacancy rate, similar to the Zielone Wzgórze shopping center.

It is also worth mentioning the growing role of facilities below 5,000 sq m. Next to the Białystok bus and train station, at Bohaterów Monte Cassino Street, “Przy Dworcu” shopping center was opened, where one can find brands such as Hebe, CCC and Pepco. Together with the Kaufland store established nearby, they create a new and important point of sale on the city map.
